Цены на квартиры в Праге, как и в любом другом крупном городе, напрямую зависят от месторасположения дома. Здесь всегда действует правило – чем ближе объект к центру, тем дороже квадратные метры.
Другой немаловажный фактор формирования цены – удаленность недвижимости от станции метро. Сервис Valuo.cz проанализировал и опубликовал карту средней стоимости квартир, расположенных в пределах 400 метров от станций пражской подземки (для некоторых конечных станций радиус составляет 1 км).
Информацию о стоимости объектов исследователи брали из онлайн-объявлений. Учитывалось как вторичное жилье, так и новостройки всех типов (кирпич, панель и т.д.), находящиеся в частной собственности. При этом в расчет не принимались квартиры, которые продавались дольше четырех месяцев. Средние цены формировались на основе объявлений, поданных в период октябрь-декабрь 2020 года. Учитывались только квартиры площадью 65-95 квадратных метров, прошедшие полную реконструкцию.
Как оказалось, самой дорогой станцией метро с точки зрения расположенных поблизости квартир оказалась Malostranská. Там за метр квадратный покупатели платили в среднем 211700 крон. За год жилье здесь подорожало на 25%.
Самые доступные квартиры у метро сегодня продают рядом со станцией Rajská zahrada - 75700 крон за метр. Здесь цены выросли на 17%.
Авторы исследования отметили серьезный рост цен на квартиры, расположенные в "хороших" спальных районах.
